226 – Updated Form 7 and New Form 20 – Lease Declaration
As advised in Titles Queensland Alert 224 relating to changes to leasing practice, the updated Form 7 – Lease / Sublease (Form 7), as well as the new Form 20 – Lease Declaration are now published.
Updated Form 7 – Lease / Sublease (Version 7)
The updated Form 7 (version 7) is available on the Forms page and can be used immediately. The previous version is no longer available.
The updated Form 7 should be used for all leases that have not yet been prepared or executed. A guide to completion is also available on the forms page to assist with the completion of the updated form.

New Form 20 – Lease Declaration
The new Form 20 – Lease Declaration is available on the Forms page and can be used immediately.
The Form 20 – Lease Declaration must be deposited with the previous versions of the Form 7 (meaning version 6 or earlier) that are lodged on or after 22 April 2025. A guide to completion is also available on the Forms page to assist with the completion of the new form.

Transition Requirements
The previous version of the Form 7 will continue to be accepted until further notice. However, from Tuesday, 22 April 2025 any previous version of the Form 7 that is lodged, or returned from requisition, must be accompanied by a properly completed and executed Form 20 – Lease Declaration.
The table below summarises the transition requirements for the lodgement of a Form 7:
Note: A requisition may issue for any lease lodged on or after 22 April 2025 that does not comply with the requirements above.It is recommended that any outstanding leases on the previous version of a Form 7 be lodged prior to 22 April 2025.
