224 – Upcoming Form 7 Changes and Related Changes to Leasing Practice
To enable a move toward the inclusion of leases in eConveyancing, Titles Queensland has updated the Form 7 – Lease / Sublease (Form 7) and leasing practice for lodgement in paper.
Background
Changes to the practice for lodgement of leases will be introduced after the release of the new version of the Form 7 (version 7). Please note that the ability to lodge leases using eConveyancing is still under development.

A summary of the changes is set out below:
- Master sketches will no longer be required or recorded by Titles Queensland
- The description of the Premises being Leased will now be set out in a series of fields in Item 5 of the updated Form 7
- Additional information relating to the lease type and the area/volume will be included at Item 7 of the updated Form 7
- The new statements relating to prior/concurrent leases in Item 9 of the updated Form 7, will be used by Titles Queensland to determine if the proposed lease conflicts with any existing leases
- These changes will apply to instruments lodged in paper or via eLodgement.
Updated Form 7 – Version 7
Significant changes have been made to the Form 7 and to leasing practice. Lodgers should familiarise themselves with the new Form 7 (version 7) which will be released on Monday, 31 March 2025, an example of the new Form 7 can be found here.

Lease Sketch Plans & Master Sketches
From Tuesday, 22 April 2025 Master sketches will no longer be required or recorded by Titles Queensland. Instead, the statements in Item 9 of the new Form 7 (version 7) will be used to process the lease and update the title.

Introduction of New Form 7 and Transition Requirements
The previous version of the Form 7 (version 6) will continue to be accepted until further notice.
However, from Tuesday, 22 April 2025 any previous version of the Form 7 that is lodged or returned from requisition must be lodged with a properly completed and executed Form 20 – Lease Declaration.
The updated Form 7 (Version 7), as well as the new Form 20 – Lease Declaration will be published and available for use from Monday, 31 March 2025. An example of the new Form 20 – Lease Declaration can be found here .
It is recommended that any outstanding leases on the previous version of the Form 7 be lodged at your earliest convenience, prior to 22 April 2025.
Further Information
A further Titles Queensland alert, containing additional guidance, will be distributed when version 7 of the Form 7 Lease is published.
The Land Title Practice Manual and the Registrar of Titles Directions for the Preparation of Plans will be updated online to reflect the new requirements and form in due course.
